Residential Electrical Permits
Permits are not required for ordinary repair and maintenance of existing installations.
This work includes:
- The installation of temporary cord connected decorative lighting.
- Replacement of electrical fixtures, switched and / or devices provided that the branch circuit wiring is existing.
- Replacement of defective branch current overcurrent devices of the required capacity in the same location.
- Minor repair work including the replacement of lamps.
- Installing a communication system, security/alarm system operating at 24 volts or less.
- Installing or replacing a low voltage landscape lighting system. The cord-connected transformer must be plugged directly into a GFCI tamper resistant outlet.
Residential electrical permits may be obtained from the City of Maryland Heights without submitting plans for the following work:
- Replacement, alteration or installation of branch circuits, electrical equipment or appliances in existing buildings.
- Replacement of electrical service entrance and/or distribution panels with the same size equipment.
- New electrical services, distribution panels and distribution wiring for services up to and including 400 Amp.
- All single family residential wiring for houses where the new service is 400 Amp or less.
- Temporary poles for electrical power during construction.
All other electrical work requires three sets of construction documents to be submitted with the application.
A new electrical service, service replacement, or service upgrade requires a separate electrical permit.
