Residential Mechanical Permits

Permits are not required for ordinary repair and maintenance of existing equipment.
This work includes:

  • Items such as the repair or replacement of any minor part which does not alter the approval of the equipment.
  • Installation of cord connected appliances.
  • Replacement of piping in a hydronic heating or cooling system.
  • Replacement of leaking or defective valves.
  • Fittings or connections of system components.
  • Changing of belts, parts, filters, lubrication of equipment, recharging, testing, and cleaning of condensers or other service work.
  • Replacement of existing gas logs where the piping is existing.
  • Installation of a humidifier.
  • Replacement of like-for-like gas stoves and dryers with existing fuel run in place.


Residential mechanical permits may be obtained from the City of Maryland Heights
without submitting plans for the following work:

  • Replacement of heating and air conditioning equipment including condensing units, evaporators, furnaces, boilers, flues ductwork, grills, etc. The units or components must be of the same nominal capacity and size, the same type of equipment and in the same location as the original equipment.
  • Installation of new or replacement air compressors or air receivers.
  • Installation of residential kitchen hoods exhausting less than 400 CFM.
  • New installation and / or replacement of gas piping.
  • Installation of ductwork extensions and registers from an existing furnace for residential renovations of 300 square feet or less.
  • Relocation of existing ductwork and registers associated with a kitchen or bathroom remodel.
  • New installation of new: decorative gas log appliances, gas log lighters, permanent outdoor residential gas grills, outdoor gas lights and similar gas appliances and gas supply lines.
  • Installation of new bath exhaust fans.


All other mechanical work requires three sets of construction documents to be submitted with the application.
